Permanent Exterior Lighting Installation
We install permanent exterior lighting, and we put all our care into that single job. Lighting Contractor Cohoes is licensed and insured and an authorized Gemstone Lights installer, so the track, lights and controller all belong to one system designed to work as a unit. Track goes under the eave or along the fascia, low-voltage wire runs through the soffit where weather cannot reach it, and the controller is set up so your phone runs everything. By day the roofline looks tidy, and at night it lights up when you tell it to.

Permanent Lighting
App-controlled LED lighting mounted in a low-profile track along your roofline, set up once and used for holidays, game nights and everyday evenings.

Exterior Soft Wash
A low-pressure wash with a mixed cleaning solution that kills algae and mildew on siding, trim and soffits instead of just blasting the surface.

Roof Treatments
Low-pressure treatments that kill black streak algae, moss and lichen on asphalt shingles without stripping the granules that protect your roof.

Gutter-Line Lighting
App-controlled permanent lighting run along your gutters and fascia, mounted so ice, snow and gutter movement don't shift the track.

Windows
Glass cleaned inside and out, with screens washed and tracks and sills vacuumed so the windows look clear and slide the way they should.

Roofline Mounting Prep
We prepare, inspect and seal the fascia and gutter edge before permanent lighting goes up, so the track mounts to sound material and stays put.

What Goes Into a Permanent Lighting Price
We quote each house on its own, since two homes with matching footprints can have very different rooflines. We measure, check access and power, and walk you through every line so the final bill holds no surprises.
Once we measure, you get a free written quote broken out line by line. We install nothing until you have reviewed it and said yes.
- Feet of roofline lit
- Lights and track are priced by the foot. The front elevation alone costs less than the full house, and we can quote both so you can weigh them.
- Reach and stories
- A one-story ranch is quick work from a ladder. Two- and three-story walls, steep roofs or narrow side yards need more setup and safety gear.
- How complex the roofline is
- Gables, dormers, hips and lots of corners add cuts, corner pieces and planning to keep spacing consistent. One long straight eave is easier.
- Fascia and soffit condition
- The track has to sit on solid wood. If we find soft fascia or loose trim wrap, we tell you before the install so you can choose what to do.
- Where power and the controller go
- The controller needs an outlet close by, best in a garage or other sheltered spot. Longer wire runs to power, or dividing the house into zones, add material and time.

About Lighting Contractor Cohoes
We are a lighting contractor focused on permanent exterior lighting for homes around Cohoes. Because we do one kind of work, we spend our attention on the parts most people never look at: the screw that bites into a rafter tail instead of a gutter lip, the sealed hole in the soffit, the corner piece that keeps spacing even.
Capital Region winters are hard on anything mounted outside. Freeze-thaw cycles, ice along the eaves and spring wind all test a fastener. We install with that in mind so your lights come on reliably in January and again in July.

What an Install Looks Like, Step by Step
Once the plan is settled, most houses are finished in one visit. Here is how it goes.
- 1
A phone call
Call and describe the house and what you would like lit, and we will book a time to see it. There is no charge for the quote.
- 2
Measuring and planning
We measure every run of roofline, inspect the fascia and soffit, pick the right controller spot and mark safe places for wire to enter. A written quote explains the layout.
- 3
The install
Track is cut to size and screwed into solid wood, the lights are set in place, each wire entry is sealed and every run is tested before we come down. We take the shavings and scraps with us.
- 4
Setting up the app
We link the controller to your Wi-Fi, add a few patterns and teach you to set schedules, colors and brightness, so on the first night you can run it on your own.

Where Careful Work Pays Off
When permanent lights fail early, the cause is usually a fastener, a wire entry or a corner. We take our time at exactly those points.
- We know this system
- We are licensed and insured and an authorized Gemstone Lights installer. You get a system built for outdoor use all year, put up by a crew that knows how its track and connectors fit together.
- Screwed into sound wood
- Our screws go into solid fascia or rafter tails, not only thin aluminum gutter or trim wrap. We check the board before drilling, and if the wood is soft or rotted, we show you and say so rather than mounting over it.
- Sealed, looped wire entries
- Wherever wire goes through the soffit, it gets a drip loop and a sealed hole, so water drops off the cable instead of riding it indoors. That little loop keeps a connection dry rather than corroded after a few winters.
- Even spacing at corners and peaks
- Before any track is cut, we work out light spacing around gables, inside corners and peaks. Consistent spacing through a corner is what makes the roofline look finished instead of pieced together.
- Hidden in daylight
- The track matches your trim and runs straight and flush, so during the day it looks like part of the house, not something added on.
Common Homeowner Questions
Something not covered here? (518) 714-1045
Could I start with only the front of the house?
Yes. Plenty of homeowners light the front first, since that is what people see from the street, and add the sides or back later. We lay out that first run so more track can continue from the same controller down the road, and we can price both choices on one measuring visit.
Could the track mounting cause leaks or roof damage?
We never drill into shingles or the roof surface. Track attaches to the fascia or under the eave with screws set in solid wood. Wherever wire goes through the soffit, we give it a drip loop and seal the hole so water does not travel in along the cable.
Is the track noticeable in daylight?
Barely. The track is matched to your trim color and runs straight and snug along the edge, so it fades into the roofline from the street. Neighbors tend to notice only once it is lit.
What do snow and ice do to permanent lights?
The lights are sealed for outdoor use and housed in aluminum track, so snow piled on top does no harm. Where the track goes matters more. We keep it clear of sliding ice and keep fasteners in solid wood through every freeze and thaw.
How are the lights controlled?
You run it all from an app on your phone. Choose colors, pick holiday or event patterns, adjust brightness and create schedules that turn the lights on at dusk and off when you like. We set this up and walk you through it before we go.
Will they run up my electric bill?
No. These are low-voltage LEDs that use far less power than the old incandescent holiday strands. Warm white every night adds only a little to an average bill.
Do I have to be there on install day?
Just for a short time. We need to reach the outlet for the controller, usually in the garage, and a few minutes at the end to connect the app and show you how it works. Everything else is done outside.
